Built for commercial properties

Landscaping is a line item. Treat it like one.

A commercial property doesn't need a gardener — it needs a vendor that shows up on schedule, documents the work, and never surprises the budget. That's the whole program.

One number for the CAM budget

A fixed, itemized monthly price from a measured property walk — not an hourly meter. Drop it straight into the common-area maintenance budget and reconcile it in seconds.

Curb appeal tenants can lease against

The landscaping is the first thing a prospective tenant's customer sees. Fixed-day service keeps frontage, entries, and monument signs looking managed — every week, not most weeks.

Liability handled, not hoped away

Sight lines kept clear at driveways, canopies lifted over parking and walks, palm fronds cleaned before they drop on a customer's car — documented with photos, on a schedule.

COI before the first visit

Certificate of insurance, W-9, and licensing paperwork delivered to your office or management company before day one. Vendor compliance without the chase.

Photo proof for the owner file

Every visit closes with a timestamped photo report. Out-of-state owner? Asset manager asking what they're paying for? Forward the monthly summary and be done.

24-hour documented response

Irrigation break flooding a parking lot, limb down across an entrance — urgent issues get same-day attention for maintenance clients, and every request gets a documented answer within one business day.

The commercial scope

What a fixed monthly program covers.

Every line goes in the written scope with a frequency — not "as needed." Programs run across Fort Myers, Cape Coral, and the rest of our Southwest Florida service area.

Price My Property
  • Mowing, line trimming, and blade edging on a fixed weekly schedule
  • Blow-down of walks, curbs, parking areas, and entries — debris never left on hardscape
  • Bed weeding, shrub trimming, and detail work at storefronts and monument signs
  • Palm and canopy clearance over parking, drives, signage, and lighting
  • Litter policing of turf areas, parking islands, and frontage on every visit
  • Monthly irrigation wet checks with repairs photographed and priced before work
  • Mulch cycles and seasonal color at entries, quoted per cycle for the budget year
  • Hurricane hardening before season peaks and priority post-storm dispatch

Why communities switch

The reason boards fire landscapers — solved.

Most communities don't switch vendors over price. They switch over missed visits, silence, and invoices nobody can explain. Here's how BCQ is built differently.

FAQ

What commercial owners and managers ask us.

Straight answers — the same ones we give in board meetings. Anything else, call us at (239) 799-5594.

What types of commercial properties do you maintain?

Retail plazas and outparcels, office parks, medical and professional campuses, industrial and flex properties, and self-storage sites across Lee, Collier, and Charlotte counties. If the property has frontage, turf, beds, or trees that customers and tenants see, it fits our commercial program.

How does commercial landscape maintenance pricing work?

We walk and measure the property — turf area, edge feet, bed counts, tree inventory — and quote a fixed monthly price itemized by service. Out-of-scope extras run at our published maintenance labor rate of $65/hour, quoted and approved in writing before any work happens. No hourly billing on contract scope, no surprise invoices.

Can you service multiple properties under one relationship?

Yes. Owners and managers with several sites get one contact, one scope format, and one reporting format across the portfolio, with each property measured and priced individually so you can see exactly what each site costs.

Do you schedule around business hours?

We plan routes so high-traffic sites are serviced in their quieter windows, and loud work near occupied storefronts or offices is timed to minimize disruption. Fixed service days mean your tenants know when to expect the crew.

What happens to a commercial property during hurricane season?

Hardening — palm cleaning, canopy lifting over parking and signage, securing loose material — is completed before the June-through-November season peaks. After a storm, maintenance clients get priority dispatch: access and hazards first, then debris, with photo documentation formatted for insurance claims.

We're not happy with our current vendor. What does switching cost?

Nothing beyond the program price. We photograph existing conditions before day one, run a catch-up cut and detail pass in week one, audit the irrigation system in week two, and deliver a baseline report at day 30 — so you know exactly what condition we inherited and what changed.
