Landscape Design & Install, the way we actually deliver it.

Most landscape install proposals a board sees are one paragraph and a number. Ours are line items: each plant by species, size, and installed price; sod by the square foot; mulch by the bag; labor broken out. That format exists because capital projects are where communities get burned — a vague allowance becomes a change order, a change order becomes a special assessment conversation. When every line is priced, the board can cut or keep individual items and still know exactly what the entry will look like.

Plant selection here is unforgiving. Southwest Florida is zone 10: sandy fill soil that holds neither water nor nutrients, brutal summer heat, salt and wind exposure on canal lots and anything near the beach. We spec Florida-friendly material that actually establishes in those conditions, and we verify irrigation coverage on every planting area before a single plant goes in the ground — because a new bed on a dead zone is a warranty claim waiting to happen. Establishment watering gets planned around your community's assigned watering days and reclaimed-water schedule, not against them.

When a planting has to satisfy Cape Coral development code — required street trees, buffer plantings, code-enforcement corrections — we spec to what the city inspects for: Florida Grade #1 nursery stock, 25-gallon containers and 4-inch caliper minimums on required trees, and the accent-to-shade ratios the landscape code calls out. Getting that right the first time is the difference between passing inspection and paying for the same trees twice.

The process is the same on a $5,000 bed renovation and a full amenity refresh: property walk, scaled plan with the line-item quote, scheduled install with our own crew, and a written closeout. Demo, grading, and prep run at our posted install labor rate; plant material is priced installed; and warranty terms on plant material are stated in writing on the proposal — not promised verbally and forgotten by summer.

Bigger visions don't have to land in one fiscal year. Because the proposal is line-item, boards routinely phase a project against the reserve schedule — entry monument beds this year, the amenity campus next, street trees the year after — with pricing locked per phase so the second year doesn't arrive with a surprise. We also time installs around the calendar that matters here: major plantings go in where establishment watering can actually keep up, and anything planted heading into the June–November storm window gets staked and secured as part of the install, not as an afterthought.
