The base irrigation package covers the standard lot. Corner lots, pool lots, extended rear yards and side-yard runs are priced as extra-price options up front, so the field super never waits on a change order.

Lots release to us on your start list. Grading, irrigation, planting and sod land in the same window every time, and the closeout photo set is in your inbox before the walk with the buyer.
OCIP enrolled, COI and W-9 before lot one
We have enrolled in an owner-controlled insurance program, carried the certificate naming the builder, and delivered the W-9 and license copies before the first lot released. The vendor file is complete before the crew rolls.
Grower supply with held pricing
Plant material comes through our own nursery brand, Florida Palm & Plant Co, which buys from Southwest Florida growers and holds pricing for the program term. Same species, same container size, lot after lot.
Paperwork built for the purchasing desk
Schedule of values by plan, per-lot invoicing tied to your lot numbers, lien waivers with every draw, and a closeout packet per lot. Nothing about the billing surprises accounts payable.

Every line is priced from the plan set and written into the schedule of values. Extras live on the EPO list, not in a change order. Programs run across Cape Coral, Fort Myers, Babcock Ranch and the rest of our Southwest Florida service area.

Vendor file complete
OCIP enrollment, certificate of insurance naming the builder, W-9, license copies and the signed subcontract, all delivered before the first lot is released.
Lots at your pace
Each released lot runs grade, irrigation, planting and sod on a fixed sequence, closes with a photo set, and invoices against your lot number.

How do you price a production landscape package?
From the plan set. Each plan and elevation gets its own plant schedule, irrigation base, sod count and paver square footage, and the proposal shows one number per plan plus a list of extra-price options for corner, pool and oversized lots. No pricing is issued before the plan set arrives, and the per-plan number holds across the community.
Can you keep up with our start pace?
The crews are staffed to the lot release schedule, not to a single project. We are the landscape and irrigation subcontractor on a 231-home program at Babcock Ranch, running lots on a fixed grade, irrigate, plant and sod sequence as they release. Send the start list and we build the calendar around it.
What happens on lots that do not match the plan?
Sod overage is priced by the pallet against the plan quantity, irrigation additions come off the pre-priced EPO list, and anything outside both is written up with a photo before the work happens. The field super approves it in writing, never after the fact.
Are you set up for OCIP and builder vendor compliance?
Yes. We have enrolled in an owner-controlled insurance program, carried certificates of insurance naming the builder, and delivered W-9, license copies and lien waivers with each draw. If your program uses a CCIP or a specific waiver form, send the requirements with the plan set and they are handled before lot one.
Do you handle model homes and the amenity center?
Yes. Model rows and amenity areas are designed in 3D from the plan set so sales and design review approve the finished look before a plant is ordered, then installed from the approved render. The renders double as sales-center marketing while the community is still under construction.
Where in Florida do you run builder programs?
Lee, Collier and Charlotte counties, including Babcock Ranch, Cape Coral, Fort Myers, Estero, Bonita Springs, Naples and Punta Gorda, plus nearby LaBelle. Programs north toward Sarasota and Tampa are quoted case by case.
