Irrigation is the system nobody looks at until the turf is already brown. A community with thirty or forty zones has hundreds of heads, dozens of valves, and at least a few controllers programmed by whoever touched them last — and a single stuck valve can run all night, every night, for a month before anyone notices anything except the water bill. The fix isn't heroics; it's a documented monthly wet check where someone actually runs every zone and looks at it.

Southwest Florida makes the stakes seasonal. From November through May we get almost no rain, and a failed zone can take out an established streetscape in two or three weeks — right when the community looks its best for season. In the summer wet months the problem inverts: systems left on spring schedules overwater into daily thunderstorms, which drives fungus in St. Augustine turf and root rot in beds. Controllers here need real seasonal programming, set around Cape Coral and Lee County assigned watering days and reclaimed-water availability, not a set-and-forget schedule.

Our program starts with documentation. At onboarding we map the system — controllers, zones, valve locations, head types — so repairs stop depending on tribal knowledge. Then every month, a tech runs a full wet check: every zone cycled, coverage watched, broken heads, tilted risers, clogged nozzles, and misting (a pressure problem, not a cosmetic one) all logged with photos. Florida law requires a working rain shutoff device on automatic systems, so sensor function is verified as part of the check rather than discovered during an audit.

Repairs are flagged, photographed, and priced before we touch anything — the board approves from evidence, not from a description over the phone. Routine fixes like heads, risers, and nozzles are handled at our posted maintenance labor rate plus parts; bigger problems like main-line breaks get same-day attention for communities on a maintenance program, because water pouring out of the ground doesn't wait for the next board meeting.

Taking over a neglected system is its own job, and we treat it that way. When BCQ inherits a property, the first month includes a full irrigation audit: every zone run, every controller opened, sensor function tested, and a baseline report delivered to the board showing exactly what condition the system was in on day one. That report becomes the punch list — usually a mix of quick head repairs and one or two zones that explain why a stretch of turf never looked right — and it protects the board too, because 'the landscaper killed the grass' arguments end when the day-one photos exist.
