What maintaining Estero properties actually takes.
Estero is the most systematized landscape market in Southwest Florida. The village grew up as a chain of master-planned communities along the US-41/Tamiami Trail spine and the Corkscrew Road corridor, most of them governed by associations or CDDs with written community standards, architectural review, and formal vendor requirements. Nobody in Estero hires a landscaper on a handshake: managers expect a certificate of insurance in the vendor file before the first visit, a scope with visit counts in writing, and reporting they can forward to a board without editing. BCQ's photo-documented service model wasn't retrofitted for that market — it works the way Estero communities already manage everything else.
The commercial side runs on the same corridors. The Coconut Point area and the US-41 frontage carry retail, dining, and office space where landscape maintenance is tenant-facing curb appeal, and the Ben Hill Griffin Parkway corridor near FGCU and Miromar Outlets adds campus-scale properties with long boulevard frontages. For these owners the program is fixed-day service, palm and canopy clearance over parking and signage, litter policing of turf islands, and one predictable monthly number for the CAM budget.
What distinguishes Estero operationally is scale of common area. Master-planned villages here carry miles of boulevard streetscape, big amenity campuses, and irrigation systems with dozens of zones — many drawing from community lakes. At that scale, irrigation is the difference between a good year and an ugly one: a single stuck valve can run unseen for weeks, and a failed zone during the November-to-May dry season can take out an established streetscape before the next board meeting. Our program documents every controller and zone at onboarding, wet-checks monthly, and prices repairs from photos before anything is touched. Hurricane hardening rounds out the year — palms cleaned and canopies lifted before the season peaks, with priority post-storm dispatch for communities on a maintenance program.

What Estero boards and managers ask.
Straight answers — the same ones we give in board meetings. Anything else, call us at (239) 799-5594.
Do you meet Estero community vendor requirements?
Yes — COI and W-9 delivered to the management company before day one, written scopes with visit counts and frequencies, uniformed crews on a fixed schedule, and photo-documented visits that roll up into a monthly report formatted for the board or district packet.
Can you handle a community with a large irrigation system?
That's an Estero specialty. We map every controller, valve, and zone at onboarding, run a full wet check monthly, and flag repairs with photos and pricing before touching anything. Communities on a maintenance program get same-day attention for main-line breaks.
Do you maintain commercial properties along US-41 and Corkscrew Road?
Yes — retail plazas, offices, and campus-scale frontage in the Coconut Point area, along the Tamiami Trail corridor, and out Corkscrew Road. Fixed-day service, documented visits, and one fixed monthly number the owner can budget against.
How do you price a master-planned community in Estero?
From a measured walk of the actual common areas — turf square footage, edge feet, bed counts, zone counts — quoted as a fixed monthly price itemized by service. Boards use the itemization directly in budget season, and anything outside the written scope is quoted and approved in writing first.
