Scopes we self-perform

The dirt-to-sod scopes on one subcontract.

A GC does not need three subs to get from a stripped pad to a stabilized site. Grading, fill, silt fence, sod, irrigation and plant material run on one contract, one schedule and one pay application.

Scrape and final grade

Strip, rough grade and final grade to the civil set, with the finished surface set below walks and curbs so the sod does not scalp. Grading is priced by the area on the plan, not by the hour.

Fill: import, place, compact

Clean fill hauled, placed and compacted in lifts to the site plan elevations. Quantities are taken off the grading plan in cubic yards so the GC can check them against the civil engineer's numbers.

Sod: Bahia and St. Augustine

Bahia for swales, rights-of-way and retention areas; St. Augustine where the landscape plan calls for it. Priced by the square foot from the plan, delivered fresh-cut from Southwest Florida farms and laid the day it arrives.

Silt fence and erosion control

Silt fence installed to the SWPPP before ground is broken, inspected and repaired through the project, and removed at stabilization. Inlet protection and sod stabilization of disturbed areas on the same line.

Pump and lift station restoration

Landscape restoration after utility work: regrade, sod, screening hedges and irrigation repair around pump stations, lift stations and easements, closed out with photos for the utility's final inspection.

Plant material and irrigation per the plan

Trees, palms, shrubs and irrigation installed to the landscape plan and the county code minimums, with the plant schedule priced line by line so substitutions are approved in writing before they are planted.

The set gets taken off, the form gets priced in your units, and the paperwork arrives with the number. Nothing is clarified after award that should have been read before it.

Pull the set

County plan rooms, OpenGov and other procurement portals, or the link your estimator sends. We take off the civil, landscape and SWPPP sheets ourselves.

Price your bid form

Unit prices by square foot, cubic yard and linear foot on the GC's own form, with the quantities we measured beside the engineer's. Every exclusion written down.

Back by the due date

The bid, the certificate of insurance, the W-9 and license copies arrive together. Bond, wage and owner-insurance requirements are read before we price, so nothing is withdrawn after award.

Mobilize on your schedule

Silt fence first, grading when the pad is ready, sod and plant material once irrigation is live. Each phase closes with a photo set for the owner file.

What general contractors ask us.

What site-work scopes do you self-perform?

Scrape, rough and final grade, fill placement and compaction, silt fence and inlet protection, Bahia and St. Augustine sod, irrigation, and plant material to the landscape plan. Landscape restoration around pump stations, lift stations and utility easements is a regular scope for us. Heavy civil beyond grading and fill is not.

Do you bid from plan rooms and public procurement portals?

Yes. We pull sets from county plan rooms, OpenGov and the other procurement portals used across Lee, Collier and Charlotte counties, and from links sent by the GC's estimator. Public bids are priced with the bond, wage and owner-insurance requirements read first.

Will you fill out our bid form instead of sending your own proposal?

Yes. Unit prices go on the GC's form in the GC's units, with our measured quantities shown beside the engineer's and every exclusion listed. If the form has no line for something the plans require, it is added as a named alternate rather than buried.

How fast can you turn a bid?

Send the set and the due date. Most site-work and landscape packages are returned within five business days, and shorter turnarounds are handled when the due date requires it. The COI, W-9 and license copies come with the bid.

Are you set up for OCIP, CCIP and utility owner requirements?

Yes. We have enrolled in an owner-controlled insurance program on a production homebuilder program, carry certificates naming the GC and the owner, and deliver lien waivers with each pay application. Utility restoration work is closed out with the photo documentation the utility's inspector asks for.

Which counties and cities do you cover?

Lee, Collier and Charlotte counties, including Cape Coral, Fort Myers, Lehigh Acres, Estero, Bonita Springs, Naples and Punta Gorda, plus nearby LaBelle. Projects north toward Sarasota and Tampa are quoted case by case.
