The landscape vendor you stop babysitting.
Your CAMs have better things to do than chase a mower crew. BCQ gives management companies one accountable partner across the portfolio — with the documentation, response times, and board-ready reporting that make you look good to every association you serve.

Fewer vendor fires. Happier boards. Cleaner files.
Every community you hand us is one you stop fielding landscape complaints about. That's the entire pitch.
One vendor, whole portfolio
Stop juggling a different landscaper per community. One contact, one standard, one reporting format across every property you manage.
Fast takeover bids
New management contract? Send the scope and we'll walk the property and return a bid within days — not weeks — so you look fast to the new board.
Onboarding paperwork done
COI, W-9, license docs — packaged and sent before you ask. We know your vendor-compliance checklist because we've done it dozens of times.
Reports that make you look good
Photo-documented visits and monthly summaries formatted for board packets. You forward them; the board sees a manager in control.
24-hour documented response
When a board member emails you about a dead zone of turf, you get an answer — with photos — inside one business day.
Crews that represent you well
Uniformed crews and branded trucks on a fixed schedule. Residents see professionalism, and that reflects on the management company.
Managing multiple communities in SWFL?
Let's set up a portfolio walkthrough. Bring us your toughest property first — the one whose current vendor you'd fire tomorrow if you had a replacement lined up.
The reason boards fire landscapers — solved.
Most communities don't switch vendors over price. They switch over missed visits, silence, and invoices nobody can explain. Here's how BCQ is built differently.
What property managers ask us.
Straight answers — the same ones we give in board meetings. Anything else, call us at (239) 799-5594.
Do you work directly with HOA boards or through property managers?
Both. Some communities are self-managed and we report directly to the board; others run through a management company and we plug into the manager's workflow. Either way you get the same fixed schedule, photo-documented visits, and a monthly summary that's ready to forward to the board packet.
Can you bid against our current RFP or scope of work?
Yes — send us your existing scope or RFP and we'll quote it line for line, so the board can compare bids apples to apples. If the scope has gaps that cause problems later (irrigation wet checks, storm prep, detail work), we'll flag them separately rather than burying them in the price.
Are you licensed and insured?
Yes. Blue Collar Q LLC is a registered Florida company, fully licensed and insured, and we provide certificates of insurance (COI) for your management company's vendor file before the first service day.
How fast do you respond to service requests?
Portal and email requests get a response within 24 hours on business days. Urgent issues — irrigation main breaks, downed limbs blocking a road — get same-day attention for communities on a maintenance program.
How do you handle switching from our current vendor?
We run a 30-day transition: property walk and condition photos before day one, a catch-up cut and detail pass in week one, irrigation audit in week two, and a baseline report to the board at the end of month one. No service gap, and you'll know exactly what condition we inherited.
What areas do you serve?
Lee, Collier, and Charlotte counties — including Cape Coral, Fort Myers, Bonita Springs, Estero, Naples, Lehigh Acres, Fort Myers Beach, Punta Gorda, and North Fort Myers. Headquarters is in Cape Coral.
