Drawing the boundary first
In a golf community the sub-association, the master association and the club all touch the same ground. Before the first visit, the four buildings and the turf and beds around them were outlined on an aerial and attached to the agreement. The pool and amenity area and everything beyond the building footprints are excluded in writing, so the board pays for exactly the ground it is responsible for.
Monthly, not when someone notices
The program is built on monthly lines rather than seasonal catch-ups: hedges trimmed every month, beds detailed every month, fertilization every month for turf, beds and trees, and an irrigation check every month with photos. Mulch is the one annual item and is quoted and billed as its own application.
How it started
Heritage Landing came to BCQ as a referral from another association account in the same Burnt Store corridor. The agreement is month to month with 30-day notice and pricing held for twelve months, which is the same structure BCQ offers any sub-association of this size.
