The Zoysia rule

Marina Towers has a Zoysia front lawn on a property that is otherwise St. Augustine. Zoysia is unforgiving about what comes in on the mower, so the agreement carries a specific line: after arriving on site and immediately before mowing the Zoysia, the crew cleans the cutting deck and blades. That rule is on the crew's job card as a standing item and is checked every visit.

A mow schedule the board asked for twice

The board wanted the dry-season visits cut, and the schedule was rebuilt to match: four cuts a month from April through October when the turf is growing and the property is full, two in November, and one a month from December through March when the turf is dormant. Trimming, fertilization and the supervisor walkthrough do not change with the season.

Contract aligned to the budget year

The 2026 agreement runs July through December so the association can set the following calendar year in its normal budget cycle each October. Annual price adjustments are capped in writing, and anything above the cap requires a written justification to the board.
