Our board has three bids that all describe different scopes. How do we compare yours?

Line by line. Every BCQ proposal is itemized by scope — visit counts, frequencies, and unit rates in writing — so it drops straight into a comparison sheet next to the other bids. If the other proposals leave cells blank (irrigation checks, storm terms, detail frequency), those blanks are exclusions, and we'll flag what they're likely to cost later rather than hiding the difference in our price.

What's the real risk of switching vendors mid-year, and how do you reduce it?

The risk boards fear is a service gap and a property that looks worse before it looks better. Our 30-day transition is built against both: condition photos before day one, a catch-up cut and detail pass in week one, a zone-by-zone irrigation audit in week two, and a baseline report at day 30. What does vendor onboarding look like for our management company?

We deliver the full compliance package — certificate of insurance, W-9, and licensing documentation — to your management company before the first service day, named as required on the COI. Your manager's vendor file is complete without chasing, and renewals are sent before expiration.

What response times do you actually commit to in writing?

Documented response within 24 hours on business days for portal and email requests, and same-day attention for urgent issues — irrigation main breaks, downed limbs blocking a road — for communities on a maintenance program. Those commitments go in the agreement, not just the sales conversation.
