Mulch and annual color are the highest-visibility dollars in a landscape budget, and the most commonly wasted — not because the work is hard, but because it never gets scheduled. Every community has seen it: mulch goes down once, fades from rich brown to gray by mid-summer, and the entry that looked sharp in February looks tired by August. The fix is a calendar, not a bigger budget. We build mulch cycles and color rotations into the annual program with fixed per-cycle pricing, so refresh happens on schedule instead of when a board member finally complains.

Southwest Florida eats mulch. Intense UV, summer rain, and constant soil biology break it down faster than almost anywhere in the country, which is why most communities need a full install or top-dress once or twice a year — typically before season, when residents and inspections arrive, and again heading into the rainy summer. We install at a true 2-to-3-inch depth, pulled back off trunks and stems (piled 'mulch volcanoes' rot bark and invite pests), and we re-cut bed edges with each cycle so the line between turf and bed stays crisp.

Color is seasonal here in the opposite direction from up north. The dry, mild months are prime annual season — that's when entries carry impatiens, petunias, and begonias — while the brutal wet summer calls for heat-proof material like vinca, pentas, and coleus. A rotation program flips the beds three to four times a year with soil amendment at each change-out, so the display never limps through a season it wasn't built for. Entries, monument signs, and amenity beds get priority because they're what every resident and prospect actually drives past.

Budgeting is transparent because the math is public: mulch is priced per bag, installed, and a pallet is 75 bags — about 5 yards of coverage. Proposals state the bag count per bed, so the board can check the number against the property instead of trusting a lump sum. Color is quoted per bed and per rotation, and the whole year's schedule is priced up front for budget season.

Some beds shouldn't get mulch at all, and we'll say so. High-wash areas along gutters and swales, beds that flood in summer rain, and spots where mulch keeps migrating onto walks are usually better served by decorative rock over fabric — a higher first cost that stops the twice-a-year replacement cycle. Where beds keep losing their shape, permanent concrete curbing holds the line and pays for itself in reduced edging and mulch loss. Part of the annual proposal is flagging which beds belong in which category, so the community stops re-buying the same mulch for the same drainage problem.
