Priced once, from the plan set

The community runs on three floor plans, each with two elevations and mirrored lots. Every plan and elevation got its own landscape package, irrigation base, sod quantity and paver square footage, taken off the plan set and written into a single pricing schedule. Corner lots, oversized lots and extra irrigation zones are handled as listed extra-price options rather than change orders.

Released lot by lot

The builder releases lots on its start list, roughly four a month, and issues purchase orders per lot and per trade code through its purchasing system. Each lot runs the same sequence: grading phases to the builder's codes, silt fence, the irrigation sleeve under the driveway before the walks and drive are formed, irrigation, planting to the plan, then sod. The first three homes, one model per floor plan, were completed in summer 2026 before production lots started releasing.

Paperwork the purchasing desk expects

Before the first lot released, BCQ enrolled in the owner-controlled insurance program, delivered a certificate of insurance naming the builder, the W-9 and license copies, and signed the master subcontract and pricing schedule. Invoicing runs per lot against the builder's lot numbers with lien waivers on each draw, and anything outside the plan is written up with photos and approved in writing before it is built.
